Is a Real Estate Investor the Same Thing as a Cash Investor?

Here at the BC Team, we get asked this question a lot. A real estate investor is not a cash investor, though the two occupations do share a few similarities (especially in our company). We offer both, so we wanted to clear up any confusion you may about these two services.

What is Real Estate Investing?

When you think of investing, you likely think of the stock market. However, when it comes to real estate, investing is a little different. It is when you buy a home or property and use it for income generating purposes, such as renting it out to a family or business, or flipping it.

Unfamiliar with house flipping? It’s where you buy a fixer up home (also known as a handyman’s special), renovate it, and sell it for a higher price. This is short-term real estate investing and it’s not the most common for the average portfolio.

What is common is generating cash flow from properties long-term, or buying your home, letting it appreciate, and selling it at a higher cost. This form of real estate investing is considered to be one of the five basic asset classes. Anyone who is looking to create a balanced investing portfolio is usually advised to invest in this way.

Who is a Real Estate investor?

A real estate investor is someone who has real estate investments. If you own a house and plan on selling it for more than you bought it (i.e.; turning a profit on it), then you’re a real estate investor.

If real estate investing is your job, that means you handle a bunch of different properties at once and use the money generated from it as your primary source of income.

They strategize their every move to weigh the risk and their objectives to create a successful investment portfolio. Our real estate investors at the BC Team have over 40 years of experience doing this. They have a proven track record maintaining strong money-management skills, as well as knowledge on how to turn a profit.

What is a Cash Investor?

In general, a cash investor is someone who buys something for cash to invest in it for the short-or long-term.

We can’t speak for every cash investor, but through the BC Team, this term simply means that we’ll buy your home for cash and will work with your schedule. Our cash investors have years of experience doing this and we have countless happy customers to back up our word. Because when you work with us, we’ll work with you.

We promise:

  • To give you a free offer in 24 hours

  • To let you move when you want

  • No showings, whatsoever

  • To never ask for you to repair or upgrade your home prior to sale

  • To handle all of the paperwork

  • To give you full control of the schedule

With us, it really is that simple. We’ll give you cash for your home and you control when you move. We all know how hard it is to find a place to live on short notice. That’s why we’ll never pressure you to move out immediately. We respect your time and your situation.

Why Would I Sell to a Cash Investor?

While it may be true that you may get a higher offer if you put your house up for sale in the traditional manner, you won’t have the same benefits as selling it to us for cash. For example, you’ll have to close and move out in a certain amount of time to not leave the buyer high and dry. You’ll also have to pay listing fees, for upgrades and repairs, holding fees (if necessary), pay your agent, and will be in charge of a lot of paperwork.

With us, it’s just easier.

We buy homes without needing to know why you’re selling it too. If you’ve inherited it, can’t afford it, or simply want to start over in a new place, we’ll put a fair offer on it.

Simply put: we don’t discriminate against houses. We buy houses across Arizona, even when they have tenants in them or have been standing vacant for a long period of time. We buy houses that are falling into disrepair or even if they have been damaged by a disaster such as fire or extensive water damage. No matter the condition of the property, you can sell your house for cash without having to pay a cent for any repairs.

Our whole mission is to help Arizona property owners by making fair cash offers for homes no matter where they are or what they look like.

Where Do We Buy Homes?

We buy houses fast in Arizona, including Phoenix, Glendale, Avondale, Peoria, Surprise, Mesa, Tempe, Chandler, Gilbert, Apache Junction, Scottsdale, Casa Grande, and Coolidge.

So You’re Not a Real Estate Investor?

In this instance, we are a cash investor. We are buying your home for cash. From there on, the similarities of a cash investor and real estate investor bleed over.

We won’t lie to you — we are investing in your home, which means we will renovate it or rebuild it and sell it to its next family. It’s a short-term investment for us that not only benefits you, it benefits the new family as well. They won’t have to worry about repairs and renovations — we’ll handle all of that for them.
